The Dubailand district: villas, residences and apartments

The inception of the Dubailand district on Dubai’s urban canvas can be traced back to 2003, when a subsidiary of the state-owned conglomerate Dubai Holding unveiled plans to establish a grand family entertainment center situated south of Palm Jumeirah and downtown Dubai, within the Sheikh Mohammad bin Zayed Road corridor. This ambitious undertaking was designed to span an impressive 277 square kilometers and feature six themed zones, each replete with premier attractions.

However, the global financial crisis of 2008-2013 necessitated a reassessment of such expansive plans. Consequently, the grand vision was curtailed, resulting in the development of approximately twenty distinct districts across the site, which continue to evolve along either side of the E311 freeway. While some areas have embraced the original theme park concept, such as IMG Worlds of Adventure, the majority have been developed as residential enclaves and gated communities.

Several districts within Dubailand have retained elements of the original thematic design. For instance, Dubai Sports City, situated in the western sector of Dubailand, encompasses a comprehensive array of sports facilities, including a golf course, an indoor sports arena, a cricket stadium, a rugby stadium, and a sports village featuring academies for cricket, swimming, rugby, soccer, tennis, and golf. Additionally, it houses the headquarters of the International Cricket Council.



Dubailand District Overview

The eastern segment of Dubailand features projects such as Falcon City of Wonders, which adopts an amusement park theme. Meanwhile, the central areas, notably Arabian Ranches, are known for their polo fields, stables, and golf clubs.

Real estate within Dubailand predominantly consists of villas, townhouses, and mid-rise apartment buildings, organized into clusters that vary in size from a few hundred to several thousand units. The housing options are diverse, with Cherrywoods offering 900 townhouses starting at AED 1,950,000 (USD 531,000), while one of The Villa’s 1,800 luxury residences is priced from AED 4,000,000 (USD 1,089,000).

Due to its distance from the densely populated coastal areas, bustling tourist destinations, and the city’s business districts, Dubailand appeals to those who favor a tranquil lifestyle and the privacy of self-sufficient communities.

Infrastructure

Most neighborhoods within Dubailand are conveniently situated near Emirates Road and Sheikh Mohammad bin Zayed Road—two primary thoroughfares that traverse the city from west to east. Additionally, the communities located to the east and west of Dubailand benefit from proximity to major roads leading to the coast. Unlike the congested central areas of Dubai, travel from any point in Dubailand to downtown Dubai and the coastal locales of Palm Jumeirah and Dubai Marina typically takes 20 to 30 minutes. Dubai International Airport and Al Maktoum International Airport are accessible within 25 to 35 minutes. Furthermore, certain areas within Dubailand are served by bus lines.

Dubailand’s neighborhoods are designed around the concept of self-sufficiency, with most areas featuring their own schools, kindergartens, medical centers, supermarkets, restaurants, pharmacies, parks, and other essential amenities.

If a particular amenity is absent in one community, it is generally available in a neighboring area. For example, the Trump International Golf Club, Mudon, and Remraam developments collectively offer six supermarkets, four kindergartens, and pharmacies, as well as two schools and two medical centers each. The nearest major shopping destination, the First Avenue Mall, located in Motor City, features approximately 70 stores and 15 restaurants. Additionally, the Dubai Outlet Mall on the eastern outskirts of Dubailand houses over 240 renowned brand stores.

Entertainment

Dubailand is home to several premier attractions. IMG Worlds of Adventure stands as the world’s second-largest indoor theme park, complete with Novo cinema, themed stores, and dining options. Nearby, the Global Village entertainment and cultural park offers a showcase of global traditions and cuisines, alongside rides, film screenings, stunt shows, and various large-scale events. The Dubai Miracle Garden, recognized as the world’s largest open-air floral park, features 150 million flowers arranged into vibrant arches, structures, and patterns. Additionally, the Dubai Butterfly Park houses 15,000 butterflies representing 26 different species.

Each community within Dubailand provides its own recreational amenities, typically including communal swimming pools, gyms, children’s play areas, sports facilities, picnic spots, dining options, and green spaces.

Some municipalities feature their own golf courses, such as Trump International Golf Club, Jumeirah Golf Estates, Arabian Ranches 1, and Dubai Sports City. The region also hosts the Al Habtoor Polo Club and the Dubai Polo & Equestrian Club, which organize polo matches and horse-riding competitions, and offer riding lessons and Arabian horse rentals.

In Sustainable City, a small petting zoo is available, while Motor City boasts top-tier racing circuits and a closed circuit for go-karting, allowing spectators to enjoy thrilling races or rent high-performance cars. Dubai Sports City features a wealth of sports facilities and events, including the Hamdan Sports Complex, which offers a diving pool, sports pool, badminton and table tennis courts, as well as swimming lessons.

Dubailand: Economic Appeal

In the wake of the shift toward remote and hybrid work arrangements, heightened environmental concerns in metropolitan areas, and the growing emphasis on physical and mental well-being, there has been an increasing demand for housing in self-sufficient communities. Dubailand’s neighborhoods are well-aligned with these trends, offering a comfortable living environment that maintains a balance between seclusion and access to modern conveniences.

Properties in Dubailand are available at competitive prices, with average returns on investment (ROI) around 5.6%. In some areas, ROI is notably higher—such as the 2-3 bedroom villas in Arabian Ranches, which boast an ROI of 6.5%. Ongoing developments and the introduction of new tourist attractions and infrastructure are expected to further drive up the demand for real estate in Dubailand.
