Find out all about the detailed procedure for renting a house or villa in Dubai.

1 - Determine your financial limits

Whatever your place of residence, it's essential to plan your finances. Life in Dubai is expensive, and it's essential to manage your money wisely. Your accommodation expenses must match your financial capabilities. In addition, you need to take into account the various expenses involved in finding a home.

- Agency fees, around (approximately) 5% of the annual rent.

- The security deposit, which represents between 5 and 10% of the annual rent.

- Municipal service charges, added to your electricity bill (DEWA) as part of your rent (5%)

- Monthly electricity bill

- Monthly cost of air conditioning

- Monthly charge for internet service

2 - Specify your search parameters

To be successful, it's essential to specify the parameters of your search, otherwise you risk wasting a lot of time and not finding the right property for you. Here are the essential criteria you need to define before starting your search:

- Type of property: apartment or villa

- Number of bedrooms and surface area

- Choice of neighborhoods, limiting yourself to 2 or 3 at most

- Proximity to your work and/or your children's schools - what are the acceptable limits?







3 - Property search

4 - Visits

As far as possible, try to schedule your visits on the same day and in the same place. Dubai is very spread out, and you'll need to take traffic into account as you explore every nook and cranny of the city! When looking for an apartment, don't forget to test the shower pressure, as it can be low in some areas. We also advise you to check the facilities, such as the swimming pool and gym, to make sure they're in top condition.

5 - Interested in a property? Make an offer!

How can I reduce the cost of housing in Dubai?

How can I change my payment terms?

You have the option of paying the entire year's rent in one lump sum, or paying smaller amounts as you go along. Conversely, if a developer asks for full payment but the sum is too high for you, consider offering to pay a little more as you go along.

6 - The administrative formalities stage

Once all parties have agreed on the terms of the contract, it's time to move on to the paperwork stage. This involves gathering the documents required by the property manager or his representative to prepare the rental contracts:

- A photocopy of your passport

- A photocopy of your Emirati identity card

- A photocopy of your visa

These documents must be up to date.

In addition, you will need to provide a check for the monthly rent, security deposit and fees to the property management company.

7 - Validation of EJARI registration

EJARI is the official rental contract issued by the Dubai government. It can be submitted to an approved registration center or through a license. Your Dubai real estate agent will guide you through this step.

8 - Setting up utilities

To get your apartment or villa up and running, you'll need to switch on the electricity, install air conditioning, gas and, if you wish, connect to the Internet. You can do all this online, and the various companies will need your identity documents, IEJARI and a security deposit.

9 - Finding accommodation

In almost all areas of Dubai, you'll need to obtain a move-in permit before you can move in. To obtain this permit, you need to contact the company that oversees the property, called Community Management.

Some of these management companies may ask for a small deposit to ensure that any damage caused to the property during your move-in is covered. You can usually get your move-in permit within a day, after presenting your IEJARI and identity documents.
