Project Features and Development

The project was finalized in October 2018, marking a milestone for Emaar Properties, the developer behind the project. Bluewaters Island comprises ten residential buildings and two hotels of international standing, offering a total of 479 rooms and suites. The residential complexes feature 698 apartments, ranging from one to four bedrooms, with glass facades and individual parking spaces. Four penthouses and 17 townhouses enhance the island's real estate offering, characterized by spacious living spaces and high-quality amenities.

The island's infrastructure has been designed to offer optimum comfort, with a wide range of leisure facilities available. Residents enjoy exclusive access to modern facilities such as state-of-the-art gyms, swimming pools, landscaped gardens and sports fields. These facilities are complemented by children's relaxation areas and shaded leisure spaces, ensuring a balanced living experience between serenity and dynamism.

The highlight of Bluewaters is undoubtedly the majestic Ain Dubai Ferris wheel, which at 230 metres stands proudly as the tallest in the world. This engineering masterpiece towers over Dubai's cityscape, offering a breathtaking panorama of the city skyline and Dubai Marina. Ain Dubai thus transforms the island into a must-see focal point for visitors, solidifying its position as the region's destination of choice.

Hotel and residential offers

The interiors of the residences at Bluewaters are distinguished by a refined minimalist design. The use of neutral palettes and full-height picture windows create a bright, contemporary atmosphere in harmony with the modern architecture. Open-plan kitchens feature high-quality European appliances and sleek, continuous worktops. As for the penthouses, they offer 360-degree panoramic views of the Persian Gulf, Dubai Marina and Ain Dubai, creating an exceptional residential experience.

The waterfront is also graced by two prestigious hotels under the Caesar's Palace banner. The first, Caesar's Palace, boasts 194 luxurious rooms and suites, as well as 80 serviced residences ranging from one to four bedrooms. The second, Caesar's Resort, offers 301 rooms. Both hotels offer exclusive access to a 450-metre-long private beach, allowing residents and visitors to enjoy the coast in a privileged setting.

Commercial Dynamism and Leisure Development

The island is also home to a wide range of shopping and dining venues. The main boulevard, which separates the residences from the commercial areas, has been designed to encourage pedestrian traffic by limiting the passage of vehicles, most of which are redirected to a tunnel. This architectural choice maintains a pleasant and safe environment for pedestrians.

To complete the appeal of the site, a new climbing platform - the highest in the world - is being built on one of the Ferris wheel's supports. This impressive structure, culminating at a height of over 150 metres, will reinforce Bluewaters Island's unique character as an international destination.

Mobility and Access

Bluewaters Island is connected to Sheikh Zayed Road via a dedicated road crossing a newly built bridge. The latter leads to a tunnel, facilitating direct access to the hotels and conference centers located at the far end of the island. With 2,400 parking spaces, the island has been designed to accommodate large numbers of residents, visitors and customers without congestion. Access from Dubai Marina takes just seven minutes, while the city center can be reached in 20 minutes. Dubai International Airport and Al Maktoum Airport are each a 30-minute drive away.

In terms of public transport, although the island is not yet served by the bus or metro network, a pedestrian bridge links Bluewaters directly to Jumeirah Beach Residence (JBR), offering quick and easy access to one of Dubai's most popular coastal areas.

Ongoing development and prospects

Bluewaters' dynamism is reflected in the planned opening of the Delano Hotel under Ennismore management. Following the agreement signed in 2023 with Dubai Holding, by 2024 this hotel will offer a total of 251 rooms, including 84 suites, some with private pools. Four dining areas, including a partnership with Paris Society for a restaurant and pool club, will enhance the island's gastronomic offering.

In terms of sea transport, a new shuttle ferry service was launched in March 2022, linking the island to Dubai Marina at a daily fare of AED 5. This service operates weekdays from 4.50pm to 11.25pm and weekends from 4.10pm to 11.45pm, making it easier for residents and visitors to get around.

Conclusion

With a total investment of $1.6 billion, Bluewaters Island illustrates Meraas' ambition to redefine the urban and tourism experience in Dubai. The project follows in the footsteps of previous iconic developments such as City Walk and The Beach at Jumeirah Beach Residence, and demonstrates the company's commitment to creating urban spaces of unrivalled scale. The monumental trees that line the island's central axis, in the image of the Supertrees at Gardens by the Bay in Singapore, reinforce this vision of bold, futuristic architecture, in harmony with the city's ambitions.

Bluewaters Island thus stands out as a unique project, combining architectural innovation, residential luxury and a prestigious tourism offering, consolidating Dubai's position as a global magnet.
